Soho Penthouse With a Rooftop Pool Returns for $26.5M

The early years of Aby Rosen's 350 West Broadway were not kind to its penthouse, which lingered on the post-Lehman market, unable to find a buyer for more than three years. It finally sold in late 2012 for $17.56 million, but the owners aren't sticking around. After sprucing up the rooftoop terrace with a plunge pool and some teak planters by Gunn Landscape Architecture, they have put the three-level condo back on the market for $26.5 million. Thanks to new furnishings, it looks 1,000 times better than it did when Rosen was trying to sell it, but does a small pool justify the $9 million price increase? It should be noted, though, that this price is just half a million more than the condo's original asking price in 2009.

The 1,400-square-foot rooftop terrace, with its heated pool, fireplace, outdoor kitchen, and TV, is the star of the show, but the interiors aren't too shabby either. There are four bedrooms, a library, a wood-burning fireplace in the living room, and a media room with a wet bar.
